Facility management is a new service offered by Impel SA. It consolidates all the services that Impel has been providing to its Customers to date.

In December 2003, the Impel Group was joined by GP Bis, a company involved in comprehensive facility management services since 1995. It was among the first companies in Poland to be awarded ISO 9001:2000 in the area of comprehensive facility management, including outsourcing services.
The new service provider which thus appeared on the market, and which leverages the experience of Impel SA and GP Bis, can satisfy the needs of even the most demanding customers.

The core competence of a facility manager includes the following five key areas of activity:

Including:

  • supervision over maintenance of rooms, facilities and buildings used by the owners or lessees, and the common areas
  • supervision over electricity, water and gas supplies
  • supervision over sewage and waste disposal
  • supervision over services ensuring proper functioning of the facility (security services, reception desk, cleaning services, as required by the owners)

Including:

  • preparation of plans specifying the necessary outlays on construction and modernization work, and the scope of the required work
  • ordering technical and other periodic inspections of the facility and the technical equipment in accordance with the requirements of the Construction Law and other applicable regulations
  • ordering of maintenance, construction, and investment work, and supervision over its performance
  • direct supervision over the providers of maintenance of technical installations within the buildings (including lifts, escalators, ventilation and air conditioning systems, telephone exchange, alarm and fire signalling systems)
  • supervision and control over the repair of breakdowns and failures, and removal of their consequences

  • preparation and execution of facility management plans and accounting for their performance
  • preparation and execution of facility maintenance budgets and accounting for their performance
  • analysis of the facility-related costs and initiation of activities designed to improve cost efficiency
  • preparation of annual financial reports on the facility operation
  • preparation of information on incurred facility maintenance costs along with suggestions on how to optimise the costs
  • execution of settlements through the facility owners’ bank account so that the owners retain full control over payments made from their accounts
  • financial and accounting services related to the agreements with tenants and lessees
  • other activities are required in order to meet the needs of the owners

Technical audit
Technical audit and analysis of the property’s service organization

Based on on-site inspection, technical and operating documentation, as well as provisions of existing contracts, we will conduct a comprehensive analysis of:

  • The technical condition of the facility (buildings, structures, technical infrastructure, cabling, fire protection and other systems). You will then be presented with a detailed report containing our assessment of the property’s technical condition.
  • Property’s service organization. This specifically refers to cleaning and security services as well as technical service. Solutions proposed following this analysis, will serve as a basis for a subsequent reorganization of the facility’s service, which will take account of your needs and requirements, with emphasis on cost minimization.
  • Energy consumption, aiming to determine an optimal level of contracted power supply covering the facility’s energy balance. A precise identification of the contracted energy level will have a linear effect on the level of financial outlays.

These audit activities aim to:


  • Identify possible savings in power supply charges
  • Identify possible savings in the area of the electrical system’s technical service
  • Identify the condition of energy safety/stability
  • Identify the condition of equipment safety
Security audits
The audits deal with the risk of criminal activities. Analysis of data involves the specific nature of the facility with reference to current legal regulations.
